Building a new home?

New Home Construction Rebate

Nova Scotia’s New Home Construction Rebate is a one-time rebate equivalent to 50 per cent of the provincial portion of the HST, up to $7,000, on newly built homes.

The rebate is available to a maximum of 1,500 people constructing their own homes or buyers of newly built homes.

At the end of May 2009, new home construction was down 35 per cent from last year. This program is designed to kick-start the economy and keep tradespeople at home.

The rebate ends March 31, 2010.

The Program has reached its limit of 1500 qualified preliminary applications.

Preliminary applications will continue to be accepted until March 31, 2010. Qualifying applicants will be placed on a wait list in the order that the applications are received. Should any of the 1500 registered applicants withdraw their application or fail to meet the requirements of the program, the opportunity for a rebate will be given to the next qualified applicant on the wait list.

Do I qualify for the rebate?

Your newly constructed home would qualify for the rebate if:

  • you will be living there on a permanent basis,
  • the municipal building permit is dated on or after January 1, 2009 and before April 1, 2010,
  • your preliminary application was accepted,
  • you have completed construction between January 1, 2009 and March 31, 2010 inclusive, or the purchase closed by the March 31, 2010 deadline.

What homes qualify for the rebate?

  • homes built on land you owned before construction started
  • homes built on land owned by the builder
  • manufactured homes installed for you on property you are leasing, such as in a mobile home park
