Land Registration Act and Registry Act Fees

Fees
All fees must be paid at the time of registration, recording or filing of the document referred to, or at the time the service is provided. If documents are combined or attached together, or if several instrument types are combined together in one instrument or document, each instrument or document type is considered to be separate and the fee is payable for each.

The Land Registration Act (LRA) and the Registry Act do not require a fee to register or record a document if such a fee has already been paid to file, enter or register the same document under the other Act (LRA or Registry Act).

1. The fee for registering or recording a document, including a plan - $85.18
(Effective June 1, 2013 this fee increases to $100.00)

    Exempt Documents – No Filing Fee
    The following documents are exempt from the document filing fee and may be filed free of charge:
    • A boundary retracement survey plan prepared by a surveyor authorized under the Nova Scotia Land Surveyors Act
    • A statutory declaration respecting judgments
    • An application form or cover page not registered or recorded in a roll or parcel register, including a change of address in Form 22
    • An Affidavit of Name Change when required by the Land Registration Act
    • An abstract
    • An Affidavit of Verification
    • An owner’s Authorization to Submit Application for Registration
    • An Opinion of Title
    • A Certificate of Legal Effect
    • A Parcel Description Certification Application or amendment
    • An Application for Registration
    • A subdivision plan approved before April 16, 1987

    The registrar may waive the fee for:

    • Recording an application for review when the owner successfully appeals the registrar’s refusal to rectify or revise a registration
    • Recording a request by an owner to correct an error in the registration, if the error was the responsibility of the registrar

2. The fee for registering, recording or filing a copy of any document referred to in an abstract that is not exempt from the $85.18 filing fee and has not already been registered, recorded or filed as outlined in the Land Registration Act or the Registry Act - $85.18
(Effective June 1, 2013 this fee increases to $100.00)

3. For supplying a certified copy of a document that was registered or recorded under the Act, per certification - $12.95
(Plus the fee per page as prescribed below.)

4. To search any records at a land registration office, per person, per half-day or any partial half-day - $6.40

5. For supplying a copy of a document or part of a document that was registered or recorded under the Act, or an extract from electronic data or images, that is reproduced by a photocopier or printer and is 11 x 17 in. or smaller, per page - $1.20

6. For supplying a copy of a document or part of a document that was registered or recorded under the Act, or an extract from electronic data or images, that is reproduced by a photocopier or printer and is

  • Larger than 11 x 17 in. but no larger than 24 x 36 in., per page - $9.05
  • Larger than 24 x 36 in. but no larger than 36 x 42 in., per page - $13.00
  • Larger than 36 x 42 in., per metre - $9.05

7. For a fee payment returned to the land registration office because of insufficient funds - $16.20
Plus, if the fee payment remains outstanding for 30 days after notice has been provided by a registrar, an additional - $16.20
